Fountain Grove is a mixed-use, transit-oriented development proposal for a long-vacant greenfield site on Ann Arbor’s northeast side, designed as part of URP 539: Sustainable Design and Construction in Real Estate. Developed by a multidisciplinary team, the project reimagines the site as a dense yet human-scaled campus that delivers much-needed housing near major employment centers while contributing to the city’s emerging Hub District vision.
The proposal integrates residential, commercial, and hospitality uses within a podium-based campus framework organized around courtyards, pedestrian-first circulation, and a central fountain plaza. Sustainability strategies—including green infrastructure, solar-ready roofs, underground detention, and a targeted LEED Gold approach—are paired with a realistic development schedule, budget, and phasing strategy, demonstrating how policy-aligned design can translate into feasible, implementable urban development
My role: Site design, massing strategy, zoning analysis, program development, and development narrative.
